Florida humidity plus a slow leak is a lab experiment. Spores are already in the house. They only become a colony when they land on something wet.
Mold can take hold in 24–48 hours — in drywall, under carpet, on the back of ceiling tiles, around pipes, inside ductwork. Sometimes you see it. Sometimes you only smell it, or people in the house start coughing.
The CDC is blunt: you do not need to know the species. If you can see or smell mold, remove it, and fix the moisture that fed it. Bleach on a bathroom tile is not a plan for more than about ten square feet, and it does nothing behind the wall.
